AEON REIT Investment Corporation

Commercial facility REIT sponsored by Ion. It can make some investments in logistics facilities. It invests mainly in commercial and other facilities, which are "living infrastructure assets in local communities" and, in particular, in large-scale commercial facilities operated by Ion Group, which are expected to create a stable cash flow over the medium to long term. The investment areas are in major cities across the country and overseas, with investments already having been made in Malaysia. One strength of this REIT is that it makes the most of the total power of Ion Group.

Investment Management Policies

  • This REIT invests primarily in commercial facilities "that form the local communities' retail business infrastructure." It forms its portfolio primarily from large-scale commercial properties operated by Aeon Group that it expects will provide stable cash flows in the medium to long term. While focusing on investments in Japan, this REIT is also treating as an investment target commercial facilities of the Aeon Group overseas, notably in the ASEAN region, including Malaysia, as well as in China and other countries, from the viewpoint of investing in carefully selected commercial facilities in countries and regions that can be expected to grow economically over the medium and long term.
  • In terms of domestic and overseas investment ratio, it operates so as to have 80% or more of its real estate assets in Japan and 15% or less overseas. Moreover, it aims to have 80% or more of its assets consists of large-scale commercial facilities. However, this ratio will be reviewed in the future according to the expansion of its portfolio size.
